Shania Twain Is Partnering With Gavin DeGraw For A Downtown Nashville Bar

Is it even newsworthy at this point when another artist opens a bar in Nashville?

Just in the past year, we’ve gotten new bars from Garth Brooks, Lainey Wilson, Morgan Wallen and Jon Bon Jovi on Broadway, and most recently Riley Green announced that he was teaming up with another Nashville bar, Winner’s, to open Riley Green’s Duck Blind in midtown.

This is, of course, to go along with bars from Jason Aldean, Luke Bryan, Miranda Lambert, Blake Shelton, Dierks Bentley and countless others, making the whole “artist bar” thing less of a novelty and more of a cookie-cutter experience loosely branded around whichever artist is willing to license their name for the front of the building.

But anyway, I digress.

Right now, only two of those bars are owned by (or named after) female country artists. But it sounds like that could be changing soon.

According to the Nashville Business Journal, Shania Twain is partnering with pop singer Gavin DeGraw and his brother, Joey DeGraw, in their bar Nashville Underground.

The DeGraw brothers have owned the bar, located near the end of Broadway beside Acme Feed & Seed, since 2018. The five-story venue has recently been less of a “honky tonk” or country bar and has been more of a nightclub with rap and pop music (though they had a mechanical bull the last time I was there, which was quite a while ago). So it’ll be interesting to see if Shania coming in changes the concept back to country, or if they’re going to continue on with the nightclub.

There’s no word yet on the extent of Shania’s involvement and whether the name would be changing, although you’ve got to think that if she’s jumping in, having her name on the building and branding in the bar is probably part of the deal. 

I definitely wouldn’t expect a new “Shania Twain honky tonk” though. Based on the bar’s history, as well as Shania’s tendency to lean more into the pop side of her music, I have a feeling you’re not going to be hearing much Merle Haggard or George Strait from this new-ish bar.

Another female country star partners with downtown Nashville bar

Soon fans can “Come On Over” to Nashville’s latest celebrity bar.

Five-time Grammy Award winning country star Shania Twain is partnering with Lower Broadway bar Nashville Underground, multiple sources confirmed to the Business Journal.

Nashville Underground owners Joey and Gavin DeGraw, both singers themselves, will remain involved with the project, sources said.

The DeGraw brothers opened Nashville Underground at 105 Broadway in 2018. The multilevel, 55,000-square-foot bar, restaurant and entertainment venue neighbors Acme Feed & Seed and Whiskey River Saloon.

Twain’s team and Nashville Underground could not be reached for comment before the time of publication. Further details around their partnership remain unknown.

Twain’s news follows other celebrity Nashville bar openings and announcements this year including Riley Green’s Riley Green’s Duck Blind, Morgan Wallen’s This Bar + Tennessee Kitchen, Lainey Wilson’s Bell Bottoms Up bar, Garth Brooks’ Friends in Low Places Bar & Honky Tonk, Eric Church’s Chiefs and Jon Bon Jovi’s JBJ’s.

The Canadian-born singer has sold over 90 million records worldwide, becoming the top-selling female country artist of all-time since releasing her self-titled debut album in 1993. Her “Come On Over” 1997 album sold over 40 million copies and has become the most-sold album by a female artist in any genre.

In May, Twain began her “Come On Over” residency in Las Vegas’ Bakkt Theater.

Celebrity-owned Lower Broadway building hits the market

The building housing Nashville Underground bar and owned by Gavin and Joey DeGraw is for sale.

A Lower Broadway building slated for a new celebrity honky-tonk has hit the market.

The Basin Alley Building, which is located at 105 Broadway and houses the Nashville Underground honky-tonk, is listed for sale, according to a news release.

Stream Realty’s Rob Lowe and Charlie Gibson are handling marketing for the property, which spans 54,825 square feet and six stories.

The building, which was constructed in 1935 as a seed warehouse, is owned by singer-songwriters Gavin DeGraw and Joey DeGraw. The brothers, via 105 Broadway LP, paid $30 million for the 0.2-acre property in February 2023.

An asking price was not disclosed for the property.

The building is currently home to Nashville Underground which the DeGraw brothers opened in 2018. The multilevel, 55,000-square-foot bar, restaurant and entertainment venue neighbors Acme Feed & Seed and Whiskey River Saloon.

Nashville Underground has leased the entire building since 2011, according to marketing materials. More than $14 million was recently invested into the building to renovate and reconstruct the structure into a multi-level bar, restaurant and live music venue.

Last year, the Business Journal first reported that country star Shania Twain was partnering with Nashville Underground.

It is unclear the future of Nashville Underground's operations in the building, but a spokesperson for Nashville Underground said the bar will continue to operate at the site and that conversations are ongoing with Shania Twain.

The building is being marketed without a lease, and Stream Realty says it is up to the future owner of the building to decide the future operations of the site.

“This is a turnkey legacy asset, in the heart of Nashville’s entertainment district,” Lowe said in the release. “The speed of occupancy, coupled with unmatched capacity and design, makes 105 Broadway the most exciting opportunity on the market today.”

Real estate in the entertainment district is in high demand as tourism continues to surge, with properties typically selling for thousands of dollars per square foot.

In January, Raising Cane’s founder Todd Graves paid a record-breaking $75 million for the Lower Broadway building home to Jimmy Buffett’s Margaritaville. The purchase set the per-square-foot sale price record for a Broadway building at $2,870 per squarefoot.

“This is more than a building,” Gibson said in the release. “It’s a cultural landmark with the infrastructure and prestige to support the next great venue on Lower Broadway. We’ve simply never seen an opportunity like this that allows for this type of speed to occupancy for a newer owner and concept.”

Artist-Owned Nashville Bar Up For Sale Just Months After Announcing Partnership With Shania Twain

Well that don’t impress me much…

A few months ago, it was reported that Shania Twain was partnering with pop singer Gavin DeGraw and his brother, Joey DeGraw, in their bar downtown Nashville bar, Nashville Underground.

The DeGraw brothers have owned the bar, located near the end of Broadway beside Acme Feed & Seed, since 2018. The five-story venue has recently been less of a “honky tonk” or country bar and has been more of a nightclub with rap and pop music (though they still had a mechanical bull the last time I was there, which was quite a while ago).

No details were given about Shania’s involvement at the time, but it’s a safe bet that plans were for her name to be on the bar somehow, whether it was a licensing agreement for a Shania-branded bar or actual ownership in the venue.

But it sounds like those plans might not be happening after all.

The Nashville Business Journal reports that the bar is now on the market, with a listing from Stream Realty advertising the space as a “rare plug and play purchase opportunity” with no lease in place.

The building was bought by the current owners, the DeGraw brothers, in 2023 after opening the bar in 2017, and according to the listing it recently underwent a $14 million investment. The bar is advertised as offering “the largest possible capacity of any single facility or honky tonk along the coveted strip” and features 7 floors including two kitchens, a two-level rooftop, and a potential capacity of over 3,000 people.

There’s no word yet on what the sale means for the future of the bar, or Shania’s involvement in the business. But from the sound of the listing, the building and the bar both are being sold and the new owners will be free to do what they please with the venue (which likely means another celebrity is going to swoop in and open up their own bar in the prime real estate).

Of course it’s really no wonder that the DeGraws would be eager to cash in on Nashville’s record-setting real estate prices. Just last year, the building that houses Margaritaville on Broadway sold for a whopping $75 million to billionaire Raising Cane’s founder Todd Graves, who paid a record $2,870 per square foot for the real estate – meaning the 54,825 square foot building housing Nashville Underground could fetch over $150,000,000 on today’s market.

Yeah, I’d sell it too.

If future plans for the building don’t include Shania, that would leave Broadway with only two bars named after female country singers, with Miranda Lambert’s Casa Rosa and Lainey Wilson’s Bell Bottoms Up (which isn’t technically on Broadway) being the only bars owned by female artists.

But there’s obviously no shortage of artist-owned bars downtown. (And yes, I know that most artists don’t technically “own” their bars. They’re owned by giant hospitality corporations and the artists license their name for the bars, with a few exceptions like Eric Church’s Chiefs, Alan Jackson’s AJ’s Good Time Bar, Garth Brooks’ Friends in Low Places and John Rich’s Redneck Riviera).

In just the past couple of years, Luke Combs, Morgan Wallen, Hank Williams Jr. and even Jon Bon Jovi have opened up their own bars on Broadway, joining the list of artists like Blake Shelton, Dierks Bentley, Jason Aldean, Luke Bryan and Kid Rock who have their own spaces on what’s become a popular tourist destination as it moves away from the small locally-owned honky tonks.

But the growth on Broadway isn’t likely to slow down any time soon. A new concert venue, The Pinnacle, recently opened downtown to draw even more visitors to Nashville and to Broadway, and with the ongoing development on the east bank with the new Tennessee Titans stadium, there’s only going to be more reason for visitors to come to Music City and hit up Broadway.

So if you’re disappointed that Shania may not be getting her downtown bar after all, don’t worry. My guess is that we haven’t seen the last of the artist bars downtown, so I’m sure another one will be going in soon enough.
